Introduction: The Property Management Industry
Property management and hospitality are foundational industries—powering how we live, travel, and experience the world. Yet despite their scale and economic importance, both sectors lag in digital transformation. Over 64% of property management firms still rely on Excel for core operations, leading to fragmented data, inefficiencies, and preventable service failures.
That’s changing quickly. According to a 2023 JLL survey, property technology (PropTech) adoption has surged, with 72% of real estate firms now deploying technology solutions—up from just 48% in 2020. At the center of this transformation is Conduit, an AI-powered platform built to not only eliminate legacy inefficiencies but redefine how operators engage with customers through automated, personalized communications.
Founded by engineering phenom Punn Kamolyabutr, Conduit is more than another tool in the PropTech stack. It’s a category-defining system that fully augments human labor—automating back-and-forth guest communication, booking logistics, and support workflows at scale. With a 10× boost to productivity and radically better guest experiences, Conduit addresses the root problems that plague property managers today.
Punn and his team aren’t simply riding the wave of AI—they’re engineering the infrastructure that will define the next decade of real estate operations.
In this article, we’ll take a closer look at how Conduit is paving the way for AI-driven solutions in property management and beyond, and how Punn and his team are reimagining the applications of AI beyond digital mediums.
Meet Punn Kam: The Tech Leader Behind Conduit
Punn Kam’s instinct for innovation emerged early. As a child, he was already writing shell scripts and modding games—experiments that soon evolved into building websites for local businesses by the time he reached high school. He went on to study Computer Science at the University of California, San Diego, where he doubled down on his passion for applied technology.
At UCSD, Punn stood out, not just for his technical prowess, but for his leadership. He founded an engineering club to help peers break into top Silicon Valley roles, led a team to win Stanford’s TreeHacks hackathon, and even took first place in a poker competition hosted by elite quantitative trading firms, beating out students from MIT, Stanford, and Berkeley.
Punn’s hands-on approach to learning resulted in many exciting opportunities during this time, including an internship at Google that turned into a full time role in a cutting-edge AI team. Punn’s entrepreneurial spirit ultimately pushed him to look beyond traditional employment options and toward a ground-breaking pursuit of his own.
Punn’s hands-on, self-directed learning style led to an internship at Google that became a full-time role on one of the company’s cutting-edge AI teams. But the entrepreneurial itch soon returned. While at Google, he noticed a glaring mismatch in real estate: customer experiences were fragmented and inefficient, despite the industry’s massive spend on digital advertising.
This observation led to the ideation of Conduit, when the introduction of Large Language Models (LLMs) provided the potential to automate customer interactions on a previously unseen scale.
Teaming up with a friend who managed short-term rentals, Punn began building. The pair were accepted into Y Combinator and launched Conduit in early 2024. What began as an idea to modernize guest communication is now an enterprise-grade AI infrastructure redefining how properties operate at scale.

The Problem: Outdated Systems and Offshore Labor
Property managers and hospitality operators are constrained by outdated software and a heavy dependence on offshore labor. These legacy systems and processes create slow response times, inconsistent service quality, and limited scalability.
Nowhere is this more evident than in short-term rentals, where speed and responsiveness are paramount. A recent industry study found that 90% of guests consider instant customer service to be crucial or very important. Failing to meet that bar translates directly into lost bookings, negative reviews, and lower retention.
Offshore labor compounds the problem. Language barriers and lack of integration between agents and operational systems lead to fragmented workflows, dropped handoffs, and reduced customer satisfaction. But beyond poor service, the real cost is structural: outdated tech and disconnected labor models erode profitability and make operational excellence nearly impossible to scale.
The Conduit Solution: AI-Powered Customer Communication
Conduit directly addresses the industry’s core inefficiencies with a modern AI platform purpose-built for property and hospitality operators.
Punn and his team developed breakthrough capabilities that have enabled their platform to handle more than ten million inquiries across a global network of property managers overseeing over 20,000 properties.
This innovative platform has already secured $3.1m in funding, including backing from PiLabs, a top prop-tech venture capital firm, and the co-founders of Youtube and Weebly. It has also been featured on top VCs’ AI market maps, drawing lots of valuable eyes to the company.
Conduit has already attracted 250 enterprise customers and is rapidly expanding into adjacent real estate sectors, including hotels and single- and multifamily rentals. While these numbers are notable for a young company, they reflect the strength of Conduit’s differentiated product and its suite of industry-redefining capabilities:
- Autonomous agents: Unlike standard AI chatbots, Conduit’s agents initiate conversations and autonomously book tours or reservations—acting more like full-service leasing assistants than scripted responders.
- Fully integrated data: Conduit unifies property listings, reservation systems, and communication history to power highly personalized, context-aware interactions across all communication channels.
- Full visibility into the system’s performance: As AI takes on more operational responsibility, Conduit gives operators full visibility into system behavior—enabling continuous monitoring, fine-tuning, and control over automated workflows.
Visions of the Future: Punn’s Mission
Punn Kamolyabutr envisions Conduit as the default AI communication layer for the physical world—a platform that redefines customer engagement through speed, personalization, and operational scale. His mission is to set a new standard for how service businesses interact with their customers.
Beyond Conduit, Punn is deeply committed to advancing the startup ecosystem. As an angel investor and startup scout, he backs early-stage founders building transformative technologies and continues to share insights on engineering, AI, and entrepreneurship to inspire the next generation of builders.
